The balance left is your equity. For example, the value of your home is $1,000,000. You have a first mortgage of $600,000. $1,000,000 – $600,000 = $400,000. So, $400,000 is the equity you have in your home. However, you cannot borrow the whole $400,000 as that will be going to 100% of the market value. You can only use some of this equity to borrow additional money on your house in the form of a second mortgage.<\/p>\n How To Calculate Loan-To-Value (LTV) Ratio<\/strong><\/p>\n The amount you can borrow on this $400,000 equity will depend on many factors and the type of lender you are borrowing the second mortgage from. Generally speaking, the max you can borrow on a second mortgage is 75% of the market value even though there are lenders who go up to 90% of the market value. This 75% of the market value is called loan-to-value (LTV) ratio.<\/p>\n If the value of the house is $1 million and let\u2019s say you want to borrow up to 75% LTV or of the market value, then this is how to calculate how much you can borrow. 75% of the $1 million is $750,000. Subtract the first mortgage of $600K from $750K and you get $150K.
